The 3 Ms of Money and Strata Corporation Financial Management

For more than twenty years, I have helped individuals and businesses take control of their finances. My approach has always come back to three simple but powerful principles: Manage your money, Multiply your earning ability, and Maintain what you have built.

I wrote about these principles in my ebook, The 3 Ms of Money, because I believed that anyone — regardless of income or background — could achieve financial clarity if they followed a clear, consistent system.

What I did not expect was that the very same principles I wrote about for individuals would become the foundation of how I help strata corporations across Jamaica and the Caribbean transform their finances.

Let me explain.

The Moment I Saw the Connection

Several years ago, we were faced with major problems at the strata where I lived. Maintenance payments were outstanding by some owners. The complex was having difficulties paying the bills. None of the executive committee members really knew the true financial picture, as all the information was compiled in a web of spreadsheets.

I realised that my strata was facing the same problems that I had written about for over ten years. No system for managing money coming in and going out. No strategy for building reserves or planning ahead. No structure for maintaining financial records over time.

It was the 3 Ms of Money problem — playing out not for an individual in a household, but for a community of homeowners who had collectively invested millions in their property.

M #1 — Manage: You Cannot Control What You Cannot See

The first M is the foundation. Before you can grow your money or protect it, you have to know where it is, where it is going, and where it is coming from.

For individuals, this means tracking income and expenses honestly and consistently. For a strata corporation, it means exactly the same thing — at a larger scale and with greater accountability.

Most of the stratas I encounter when I begin working with them have a management problem. Maintenance fees are recorded inconsistently, if at all. Bills are paid but not properly documented. Bank statements are not reconciled. There is no single source of truth that the entire executive committee can access and trust.

The result is a committee that cannot make confident decisions, owners who do not trust the process, and a financial position that nobody can explain clearly.

The solution is a proper accounting system — one that captures every transaction, generates reports automatically, and is accessible to the people who need it. This is why APT.Assist sets up every strata on a cloud-based platform that gives your committee real-time visibility into your financial position. Income, expenses, receivables, payables — all in one place, always up to date.

When you can see your money clearly, you can manage it properly. That is where everything else begins.

M #2 — Multiply: Your Strata’s Money Should Work for You

The second M is about growth — making your money do more than simply pass through your hands.

For individuals, multiplying money might mean investing, building savings, or creating additional income streams. For a strata corporation, it has a different but equally important meaning.

Multiplying your strata’s financial resources means collecting every dollar you are owed, spending every dollar wisely, and building reserves that protect your community’s future. It means running your complex like the business it actually is.

When maintenance fees go uncollected, the impact multiplies in the wrong direction. Repairs get deferred. Funds run short. The burden falls on the owners who do pay. I have seen stratas where delinquency had quietly compounded over years into a serious financial crisis — not because nobody cared, but because nobody had a system to catch it early.

With proper financial management, the opposite is possible. Timely invoicing leads to better collection rates. Clear budget variance reports help committees spend more strategically. Reserves are built intentionally rather than scrambled for at the last minute.

APT.Assist helps stratas move from financial survival mode into genuine financial health — where your money is not just managed, but working effectively for every owner in your complex.

M #3 — Maintain: Financial Health Requires Consistent Effort

The third M is the one most people underestimate. Managing and growing money is meaningful only if it is sustained.

For individuals, this means staying consistent with good financial habits even when life gets busy or difficult. For a strata corporation, it means building systems and routines that continue to work regardless of who is on the executive committee.

This is one of the most common vulnerabilities in strata financial management. When a capable treasurer or manager steps down, the knowledge and the systems often leave with them. When a new committee takes over, they inherit confusion instead of clarity. The financial continuity that every strata needs simply does not exist because it was never built into the structure.

Maintaining financial health means having a system that belongs to the strata — not to any one person. It means having records that are complete, accessible, and documented. It means monthly reports that are produced consistently, AGM accounts that are always ready on time, and compliance obligations that are never missed.

At APT.Assist, maintaining your strata’s financial health is not a one-time project. It is an ongoing commitment. Our monthly data entry and admin support service ensures that your financial records are always current, your reports are always ready, and your committee always has what it needs to make informed decisions — month after month, year after year.

The 3 Ms of Money, Applied to Your Strata

When I wrote The 3 Ms of Money, I was writing for people who wanted to take control of their financial lives. Looking back, I could just as easily have been writing for every strata corporation in Jamaica and across the Caribbean.

The principles are the same. The discipline required is the same. The rewards — clarity, confidence, and financial security — are the same.

What is different is that a strata corporation has a whole community of people depending on it. The financial decisions made by an executive committee affect real families, real homes, and real investments.

If your strata is struggling with any of the 3 Ms of Money — managing your records, multiplying your reserves, or maintaining financial consistency — APT.Assist is here to help!
